One Month Onwards - Walnut Tree House @ Moulsham & life.

After having the contract signed for just over 5 weeks, as a new business working with the landlords, here is the update.


1) Creating the listing across several OTA's with more to come.

We started building this across Airbnb, and with the help from the community I am part of to see what can be optimised better, with the correct photo order, this was the first thing we wanted to do, along with turning off the bookings, and being in 'Enquiries Only' due to the LL's not being ready to leave their family home.

This was the perfect chance to market the property, across social media, and start building a marketing brand.


2) There has been a lot of learning, and will be when the first booking takes place soon.

From working with systems to make sure guest ID's are legit, contracts are signed and waivers or damage deposits are paid, along with taking booking payments and making sure this is all invoiced to my client at the first property we are hosting and managing.


3) My channel manager (Guesty, Lite) is set up, to avoid double bookings.

We have PriceLabs to help with the dynamic pricing, a powerful tool within this industry to show market behaviours, SuiteOp to help with guest ID, guest booklets etc.


4) We have been in talks with other landlords, from a successful 2nd time with MetaAds. They will be turned back on in the coming weeks, watch this space!


5) Doing all this, whilst me (Adam) takes on full-on training for the aviation industry, still working within Minor Injuries/A&E, looking after my house and self... I am looking forward to seeing what this year and beyond brings.
