2) What ADSProperties395 offers is properties to be rented on a short-term rental purposes.
3) Booking & Payment terms - If booked through the website - we will take payment details, and the money will be taken out your card usually a few days before the booking to confirm the booking.
4) Cancellation - You can cancel your booking up to 14 days before the booking, for a full refund, which after this, depending on the situation we will refund a partial refund.
We can offer a part payment plan for bookings far ahead, which we will ask for 30% upfront which is non-refundable.
5) In all our properties parties, and any form of soliciting, smoking inside is strictly prohibited. We will send you out a guest contract before you stay in one of our properties, and if these rules are broken after you signed, some or all the deposit will be held back depending on the nature of what exactly has happened.
6) As a company, we protect assets for our clients, their properties they have worked hard to get done. What we also want to do, is give our guests a positive experience, by staying in beautifully looked after properties, an experience they will remember for their holiday or other purposes.
7) To the fullest extent permitted by applicable law, our liability for any claim arising out of or relating to our services shall be limited to the total fees paid by the client for the specific services giving rise to the claim.
We shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of rental income, loss of business opportunities, or reputational damage.
We may arrange or recommend third-party contractors, tradespeople, maintenance providers, or other service providers. Unless otherwise agreed in writing, these parties operate independently, and we are not responsible for their workmanship, performance, delays, pricing, or any loss or damage resulting from their services.
We are not responsible for pre-existing defects, hidden damage, structural issues, or maintenance problems that were not reasonably apparent during the course of providing our services.
We shall not be liable for any delay or failure to perform our obligations where such delay or failure results from events beyond our reasonable control, including but not limited to severe weather, natural disasters, fire, flood, utility failures, industrial disputes, government action, pandemics, or other unforeseen events.

9) These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales, and any disputes arising from or relating to these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
