What Does An Airbnb Property Management Actually Charge? Let’s Talk Numbers 🏡💷

Essex, UK Airbnb Property Management Company.
How to earn more renting your property out.

Let’s be honest… one of the first questions landlords ask when they hear the words “airbnb property management” is:

“Okay, but how much is this actually going to cost me?”

And that’s a fair question.

Whether you’re a landlord with one or two properties or you’ve built up a larger property portfolio, you want to know exactly where your money is going — and, more importantly, whether having someone manage your properties is worth it.

So, let’s talk about it.

We charge a percentage of the rent

Our airbnb property management service is charged as a percentage of the rental income, rather than a large fixed upfront fee.

Our management fee starts from 12.5% of when the fees are collected.

So, it's in everyone's best interest to get good vetted guests through your properties door

But what does that actually get you?

Quite a lot.

It’s not just about collecting the money

When you choose full property management, you’re not simply paying someone to make sure the guest money arrives in your bank account every month.

You’re paying for someone to deal with the day-to-day running of your property — and, importantly, the things that can turn a landlord’s relaxing evening into a very unexpected phone call.

“Hi… the boiler’s stopped working.” 🔧

Or:

“There’s a leak.” 💧

Or the classic:

“The guest says the washing machine is making a strange noise.”

That’s where full management and maintenance support can make a huge difference.

We manage the property on your behalf, including dealing with maintenance and repairs, so you don't have to be the person everyone calls whenever something goes wrong. Of course everything will be communicated with you, so you do not get a nasty £400 surprise.

But is property management really worth paying for?

That depends on your circumstances.

If you have one property and enjoy being hands-on, you may prefer to manage everything yourself.

But if you’re working full-time, have a growing portfolio, live further away from your properties, or simply don't want your evenings interrupted by maintenance issues, professional management can take a significant amount of work off your plate.

For landlords with 1–5 properties, that can mean getting your time back.

For larger property investors, it can mean having a consistent management process as the portfolio grows.

And let's face it — your time has a value too.

The real question isn't “How much do you charge?”

It’s:

“How much is my time worth?”

Imagine having a guest issue at 8pm, such as "I cannot get into the property" or "I have locked myself out"

You could spend your evening finding a contractor, arranging access, chasing updates and keeping the guest informed.

Or…

You could let your property manager deal with it.

That’s the difference between simply owning a rental property and having a property professionally managed.

No two landlords are exactly the same

Some landlords want to be involved in every decision.

Others would happily say:

“You manage it. Just keep me updated.”

Neither approach is wrong.

The important thing is having a management service that works for you, your guests and your property.

Our aim is simple: to make property ownership easier while looking after the property and the people staying in it.

So yes, we charge a percentage of the profit.

But what you're really paying for is time, experience, convenience and someone else handling the day-to-day headaches.

And sometimes, that’s worth considerably more than the percentage on the invoice.

So, are you paying for property management…

…or are you buying back your time?

That’s the question every landlord should ask themselves. 🏡
